しかし、自身のマンションに必要なのは「改修」なのか「修繕」なのか、それとも「補修」なのかがよく分からない場合もあるでしょう。 今回は、「改修」「修繕」「補修」それぞれの目的と、工事内容について解説していきます。 ## 改修・修繕・補修の違い ### 【1】改修 ![建物の機能や性能アップにつながる工事が改修](https://kashiwabaralife.com/hubfs/Imported_Blog_Media/file_65407c6bed9b3-2-1.jpg) 改修とは、建物の機能や性能を以前よりも向上させる工事で、建物の資産価値向上を目的として行われます。 内容は、耐震性や断熱性の向上、防犯カメラ設置などの警備システムの強化、エントランスへのスロープ設置などのバリアフリー化など多岐にわたります。さらに、光回線の導入などソフト面の強化も改修といえます。 また、外観や内装などの見た目の改善を含めた大規模な工事である「リノベーション」、部屋の用途を変更する工事の「コンバージョン」なども改修工事の一種です。 マンションに新たな付加価値を付ける改修工事には住民が満場一致で納得するような、いわゆる「正解」がありません。そのため、改修工事をするなら区分所有者同士のニーズを事前にすり合わせる必要があるでしょう。 ### 【2】修繕 ![修繕は建物を建設当初の水準に回復させる工事](https://kashiwabaralife.com/hubfs/Imported_Blog_Media/file_65407cc68fd7c-2-1.jpg) 修繕とは、建物の性能を建設当初の水準に戻すために実施する工事です。改修とは異なり、目的は劣化によって損なわれた資産価値の回復・維持です。そのため、工事に使用する材料は建築当時と同じものや素材が近いものが使用されます。 内容はコンクリートやタイルの修繕、塗膜の塗り直しなど、建物全体にかかわるものが多くなります。 外壁を修繕する場合は足場を設置しなければならず、その仮設工事も修繕工事に含まれます。そのため、修繕費用は高くなりやすいです。 とくに多額の費用がかかる「大規模修繕」は、タイミングを見極めて実施する必要があります。マンションの安全性や快適性を維持するためにも、長期的な修繕計画を立てて、修繕積立金をしっかり準備しておきたいですね。 ### 【3】補修 補修とは、建物の劣化や不具合が生じた箇所を問題なく使用できる程度まで補う工事です。修繕とは異なり、事前に計画して実施するのではなく、不具合が生じた際に行う応急処置のようなものです。「小修繕」とも呼ばれています。 改修・修繕・補修は似ている用語ですが、目的や工事内容に大きな差があります。 建物の機能や性能に問題が発生している場合は「補修」か「修繕」になります。ひとまず応急処置をしたい場合は補修、計画に基づいて大規模な工事をする場合は修繕です。
