そんな建物診断について、一定の知識や経験を持つと認定された人が所有できる資格があるのはご存じでしょうか？ この記事では住宅診断のスペシャリスト、「建物検査士」について解説していきます。 ## 住宅診断の専門家「建物検査士」 ![建物検査士は建物の劣化を判断する専門家](https://kashiwabaralife.com/hubfs/Imported_Blog_Media/file_6389a25889785-2-1.jpg) 「建物検査士」は住宅診断における民間資格です。有資格者は、建物の劣化や不具合等に関する知識や、劣化状況を調べるための測定方法を熟知した専門家であると証明されます。 資格を取得するためには、特定非営利活動法人日本住宅性能検査協会が実施する所定の講習会を受講し、日本住宅性能検査協会建築士委員会から認定及び登録を受けることが必要です。 講座を受講した後に受けるテストで、一定以上の評価を得ると「建物検査士補」、さらにその中で建築士か施工管理士の資格を所有している人は「建物検査士」として認定されます。 なお、この資格は国家資格ではないため、建物検査士の資格を持っていても、他に適切な資格を所有していなければ建物の構造強度の診断などは行えません。 ## 日本住宅性能検査協会建築士委員会とは 建物検査士の認定・登録を行う、日本住宅性能検査協会建築士委員会とは、どのような団体なのでしょうか。 日本住宅性能検査協会建築士委員会は、不動産取引問題や欠陥建築問題などの解決を目的として、2004年4月に設立された特定非営利活動法人日本住宅性能検査協会の第三者委員会です。 活動内容には、消費者のリテラシーアップに向けた情報の発信や、資格制度の研究、セミナーの開催など。 委員会の構成員は、全員が中立かつ公正な専門家のみとなっています。 ## 建物検査士ができること 公正・公平に業務を行うために、第三者の立場から確認した事実をありのままに報告するという点に重きを置いています。 業務内容には、マンション外壁タイルの剥離や鉄筋コンクリートの劣化状況などを調べる検査業務のほか、建物の定期点検やフラット35（中古住宅）の適合証明といった補助業務も含まれます。 ## 建物検査士と建築士の違い 建物検査士と漢字がよく似た資格に「建築士」があります。建物検査士と必要な知識が共通する部分が多くありますが、両者の仕事内容は大きく異なります。 建築士は主に建物の設計や施工、工事の管理などを行う職業です。建築を行ううえで欠かせない存在であり、建築業界内では最も重要なポジションと言っても過言ではないでしょう。
